Nova Scotia Real Estate

Where Can You Still Buy a Home Under $400,000 in Northern Nova Scotia?

, , , , , , , , , , , , , ,

If you’re trying to buy a home in Nova Scotia with a budget under $400,000, you may have already discovered something.

Location changes everything.

The provincial MLS® benchmark price was $435,000 in August 2026, which means a $400,000 budget sits below the benchmark for Nova Scotia as a whole.

But Nova Scotia isn’t one real estate market.

Home under $400,000 in Northern Nova Scotia

And this is exactly why I love showing relocating buyers what’s available outside some of the province’s most expensive areas.

Throughout Northern Nova Scotia, a budget under $400,000 can still open up some very interesting possibilities.

Depending on the community and the property, that could mean a detached home, acreage, an older character property, a rural home with outbuildings or even something close to the water.

So if you’ve been wondering where your money might go farther, here are some of the communities I would have on your radar.

First, Let’s Define Northern Nova Scotia

When I’m talking about Northern Nova Scotia in this article, I’m primarily talking about the areas I work throughout regularly:

Truro and Colchester County

Tatamagouche and the North Shore

Amherst and Cumberland County

Springhill

Parrsboro and the Fundy Shore

Pugwash

River Hebert

Advocate Harbour

Five Islands

And the many smaller communities in between.

One of the biggest mistakes relocating buyers make is searching only the towns they’ve heard of.

Some of the most interesting real estate opportunities aren’t necessarily inside the largest town boundaries.

They’re 10, 15 or 25 minutes outside them.

What Does $400,000 Mean in the Current Market?

As of August 2026, the overall MLS® benchmark price across Nova Scotia was $435,000.

The single family benchmark was $433,200.

But provincial figures include markets with dramatically different prices.

That’s why I don’t want someone with a $400,000 budget looking at a provincial average and deciding Nova Scotia is out of reach.

We need to look at individual communities.

And we need to look at what you actually want your $400,000 to buy.

Because there’s a big difference between:

A renovated house in town

A rural home with five acres

An older house with character

A waterfront cottage

A home requiring renovations

And a property with a garage, workshop or outbuildings.

Your priorities determine where your budget makes the most sense.

Truro and Colchester County

Let’s start with Truro.

Truro is one of the larger service centres in Northern Nova Scotia, so buyers are often drawn here because they can combine smaller town living with access to shopping, restaurants, healthcare, schools and major highways.

A $400,000 budget can absolutely be relevant in the broader Truro market, but you may need to be flexible about neighbourhood, age, condition or property type.

And don’t forget that “Truro” searches should extend beyond the Town of Truro itself.

Look Beyond the Town Boundary

This is where buyers relocating to the area sometimes miss opportunities.

Consider communities such as:

Bible Hill

Salmon River

Valley

North River

Onslow

Upper Onslow

Brookfield

Debert

And surrounding Colchester County.

You can change the type of property available to you dramatically by moving your search radius 10 or 20 minutes.

If you want convenience but would also love a larger yard, garage or more rural setting, this broader search can make a lot of sense.

Springhill

If affordability is one of your biggest priorities, Springhill deserves a look.

Springhill is part of the Municipality of Cumberland and has traditionally offered buyers a lower entry point than some larger Nova Scotia markets.

You may find older detached homes, properties with larger lots and homes that need varying levels of updating.

And that’s where knowing yourself as a buyer becomes important.

Are you willing to renovate?

Would you rather pay less upfront and improve the property over time?

Do you need turnkey?

Those answers can make Springhill either very interesting or not the right fit.

For investors and buyers comfortable with older housing stock, it’s certainly an area worth watching.

Amherst

Amherst gives buyers something different again.

It’s a larger service centre for Cumberland County and sits close to the New Brunswick border.

That can make it particularly interesting for people who want access to everyday amenities without being in a major urban centre.

Under $400,000, buyers may encounter a variety of detached homes depending on inventory and condition.

And if you’re relocating from another province, Amherst’s location can be appealing because you’re right near the Nova Scotia and New Brunswick border with relatively straightforward highway access.

Parrsboro

Parrsboro is one of my favourite examples of why buyers shouldn’t judge Nova Scotia real estate only by the communities they’ve already heard of.

The town sits along the Bay of Fundy and gives you a very different lifestyle.

Ocean views.

Historic homes.

Interesting architecture.

A slower pace.

Access to incredible scenery.

And properties that can be completely different from what the same budget might buy elsewhere.

Under $400,000 doesn’t automatically mean waterfront, of course.

But it can put you into conversations about properties near the water, homes with views, character houses and larger properties that might be much harder to find at that price point in more expensive Nova Scotia markets.

Parrsboro is particularly worth exploring if you’re someone who values scenery and community more than being close to a major city.

Advocate Harbour and the Fundy Shore

Keep travelling along the Fundy Shore and things become even more rural.

Advocate Harbour and surrounding communities can offer spectacular scenery and access to some of Nova Scotia’s most dramatic coastline.

But this isn’t suburban living.

You’re trading proximity to large commercial centres for privacy, scenery and a much smaller community.

That can be exactly what someone wants.

Or exactly what they don’t want.

If you’re relocating, I want you thinking about the everyday reality as much as the house.

Where will you get groceries?

Where will you work?

How often do you need to travel?

How comfortable are you with winter driving?

Do you want privacy enough that you’re genuinely happy being farther from services?

A cheap house isn’t a bargain if you hate where you live.

Pugwash

Pugwash is another community I would put on the list, especially for buyers drawn to Nova Scotia’s Northumberland Shore.

The village itself and surrounding area offer access to beaches, coastal recreation and a small community atmosphere.

The broader Pugwash area can include village homes, rural properties, cottages, vacant land and properties with varying degrees of proximity or access to the water.

If the North Shore lifestyle appeals to you, Pugwash can be an interesting alternative to limiting your search to one specific coastal community.

Tatamagouche and the North Shore

Tatamagouche has become increasingly popular, and the real estate surrounding it can vary enormously.

A buyer searching under $400,000 shouldn’t necessarily expect every property type to fall within that budget.

Waterfront, newer construction and particularly desirable properties can obviously move well beyond it.

But broaden the map.

Malagash.

Brule.

Wallace.

River John.

Bayhead.

And other communities surrounding the North Shore.

Suddenly your search becomes much more interesting.

You may encounter older homes, rural properties, cottages, acreage and properties near the coast.

This is one of the areas where I’d rather have a buyer tell me:

“I want to be within 25 minutes of Tatamagouche.”

than:

“I will only live in Tatamagouche.”

That flexibility can completely change what we find.

River Hebert and Rural Cumberland County

Here’s where adventurous buyers can uncover properties they might never have found through a generic “best places to live in Nova Scotia” Google search.

River Hebert and other rural Cumberland County communities can offer lower priced properties, acreage and older homes.

Some will need work.

Some will be rural in the truest sense.

Some may have wells and septic systems.

Internet needs to be verified.

Heating systems may be different from what you’re used to.

And services can be farther away.

But for the right buyer, those aren’t necessarily negatives.

They’re tradeoffs.

If your priorities are privacy, land, a workshop, room for animals or simply getting more property for your budget, rural Cumberland County can be worth exploring.

What About Waterfront Under $400,000?

This is probably the question everyone wants answered.

Can you still buy waterfront property in Nova Scotia under $400,000?

Yes, properties can come to market below that price point.

But we need to define waterfront very carefully.

There’s a huge difference between:

Oceanfront

Riverfront

Lakefront

Deeded beach access

A right of way to the water

Water views

And simply being near a beach.

Condition matters too.

A seasonal cottage directly on the water isn’t the same product as a fully winterized home with year round road access.

If waterfront is your priority, I’d rather build the search around the water first and the town second.

That gives us a much larger portion of Northern Nova Scotia to work with.

What Can $400,000 Buy?

This is where things get fun.

Instead of asking:

“Where can I buy under $400,000?”

I’d ask:

“What do I want my $400,000 to do for me?”

Maybe your priority is a renovated house close to amenities.

Look around Truro, Bible Hill or Amherst.

Maybe you want character and a view.

Let’s explore Parrsboro and the Fundy Shore.

Maybe you want beaches and the North Shore lifestyle.

Let’s look around Tatamagouche, Pugwash, Malagash, Brule and Wallace.

Maybe you want acreage and privacy.

Now we’re opening up rural Colchester and Cumberland County.

Maybe you’re willing to renovate in exchange for a lower purchase price.

That opens the map even further.

There isn’t one “most affordable” community that’s right for everyone.

There’s a community where your priorities and your budget line up.

Don’t Spend the Entire Budget on the Purchase Price

If $400,000 is the absolute maximum you’re comfortable spending, that doesn’t necessarily mean I want to start by looking exclusively at $399,900 houses.

Think about the entire cost of ownership.

Property taxes.

Heating.

Insurance.

Well and septic systems.

Maintenance.

Commuting.

Potential renovations.

And the condition of major systems.

A $350,000 home needing $80,000 worth of immediate work isn’t necessarily more affordable than a $400,000 property that’s already been substantially updated.

The listing price is only the beginning of the math.

More Inventory Gives Buyers More Choice

There’s another piece of good news for buyers looking right now.

At the end of August 2026, Nova Scotia had 5,643 active residential listings, up 13.6% compared with August 2025.

Months of inventory had also increased from 4.6 months a year earlier to 5.7 months.

That doesn’t mean every property is negotiable or that every community behaves the same way.

But it does mean buyers, broadly speaking, have more selection than they did a year ago.

And selection matters enormously when you’re working with a specific budget.

My Advice If You’re Moving to Nova Scotia With a $400,000 Budget

Don’t choose your town first.

Choose your priorities first.

Tell me:

Your maximum comfortable purchase price.

How many bedrooms you actually need.

Whether you’re willing to renovate.

How much land you want.

Whether you need high speed internet.

How close you need to be to amenities.

Whether waterfront or water access matters.

How much driving you’re comfortable doing.

Whether you need a garage or workshop.

And what you want your everyday life to feel like.

Then let the map get bigger.

That’s where Northern Nova Scotia becomes really interesting.

Your Budget Might Take You Somewhere You Haven’t Considered Yet

Some of my favourite real estate conversations start with:

“I’ve never heard of that place.”

Perfect.

Let’s look at it.

Nova Scotia is full of smaller communities that don’t show up on every relocation list.

And sometimes moving 20 minutes away from the town you originally searched gives you the land, view, privacy, garage or lifestyle you thought was outside your budget.

You don’t need to know every community before you start looking.

That’s part of what I’m here for.

If you’re searching for a home under $400,000 in Northern Nova Scotia, tell me what you want the money to actually buy you.

Then we’ll figure out where we should be looking.

Heat Pumps, Oil, Wood or Electric? Understanding Home Heating in Nova Scotia Before You Buy

, , , , , , , , , ,

If you’re moving to Nova Scotia and scrolling through real estate listings, eventually you’re going to encounter something like this:

Heating: Heat Pump, Baseboard, Forced Air, Furnace, Stove, Electric, Oil, Wood

And you may wonder why one house apparently needs six different ways to stay warm.

Welcome to Nova Scotia.

It’s not unusual here to find homes with more than one heat source.

You might have an oil furnace as the primary system, a ductless heat pump in the living room and a wood stove in the basement.

Or electric baseboards throughout the house with two heat pumps doing most of the everyday work.

Some homes have ducted heat pumps. Others have boilers, hot water baseboards, wood furnaces or combinations accumulated over decades of renovations.

None of these automatically makes a house good or bad.

But the heating system absolutely deserves your attention when you’re buying.

Here’s what I want my buyers to understand.

Nova Scotia home with a heat pump and supplemental heating system

Why Heating Matters So Much in Nova Scotia

Our winters mean heating isn’t an occasional expense.

It’s part of owning a home.

The type of heating system can affect your operating costs, comfort, insurance, maintenance and even how you use different areas of the house.

That’s why I don’t want buyers simply asking:

“What does it cost to heat?”

I want to know how the house is heated.

Then we can start asking better questions.

Heat Pumps

Heat pumps have become extremely common in Nova Scotia.

They transfer heat rather than creating it directly through electric resistance, which can make them considerably more efficient than conventional electric resistance heating.

And there’s another major benefit:

Air conditioning.

After a humid Nova Scotia summer, you may appreciate that almost as much as the winter heating.

Ductless Heat Pumps

These are the wall mounted units you’ll see in many Nova Scotia homes.

They’re especially common in homes that were originally heated by electric baseboards, oil or wood and later had heat pumps added.

One outdoor unit can sometimes serve multiple indoor heads, depending on the system.

The thing I want buyers to remember is that one heat pump doesn’t necessarily heat every room equally.

Layout matters.

A centrally located unit in an open concept bungalow can perform very differently from the same unit installed in a closed off older two storey home.

So don’t just count the heat pumps.

Look at where they are.

Ducted Heat Pumps

Some homes have central ducted heat pump systems.

These distribute heated or cooled air through ductwork and can provide more consistent whole home conditioning.

If you’re looking at one, I still want to know its age, maintenance history and whether there’s an auxiliary or backup heat source.

Electric Baseboard Heat

Electric baseboards are incredibly straightforward.

Each room can typically be controlled individually, there’s no fuel tank to fill and the equipment itself is relatively simple.

The tradeoff is that conventional electric resistance heating can consume considerably more electricity than a heat pump to produce the same amount of heat.

This is one reason you’ll often see Nova Scotia homes that technically have electric baseboard heat but use heat pumps for much of their everyday heating.

The baseboards remain there as supplemental or backup heat.

That combination isn’t necessarily a negative.

It can actually provide useful redundancy.

Oil Heat

Oil heating is still found in many Nova Scotia homes, particularly older properties.

You might encounter:

Oil furnaces

Oil boilers

Forced air systems

Hot water baseboard systems

And homes where oil remains installed but heat pumps now handle much of the heating.

If I’m looking at an oil heated property with a buyer, there are several things I want to understand.

How old is the furnace or boiler?

How old is the oil tank?

Where is the tank located?

What is the maintenance history?

How much oil has the seller historically used?

Are there heat pumps supplementing the system?

Don’t simply see the word oil and panic.

And don’t ignore it either.

Investigate the actual system.

The Oil Tank Matters Too

This deserves its own conversation.

An oil tank isn’t just another appliance.

Its age, location, condition and installation can matter to insurers.

If you’re buying a home with oil heat, ask your insurance provider about the tank and heating system during your insurance investigation.

You don’t want to discover a week before closing that your insurer needs something addressed.

Wood Heat

There is something extremely Nova Scotian about a wood stove going on a cold January night.

Wood can provide excellent supplemental heat, and for homeowners with access to affordable firewood it can be an important part of their heating strategy.

But buying a house with wood heat means asking some additional questions.

Is the stove professionally installed?

Has the chimney been maintained?

Is the system acceptable to your insurer?

When was it last inspected or cleaned?

Is wood the primary heat source or supplemental?

And, importantly:

Do you actually want to deal with firewood?

Because romanticizing a wood stove and stacking several cords of wood are two different hobbies.

Wood Furnaces and Boilers

A wood stove in the living room isn’t the only form of wood heating you’ll encounter.

Rural Nova Scotia properties may have wood furnaces, combination wood and oil systems or other setups designed to heat more of the home.

These can work very well for the right homeowner.

But if you’ve never operated one before, understand the work involved.

Ask how the system functions before deciding you’re comfortable owning it.

Pellet Stoves

You may also encounter pellet stoves.

These burn manufactured wood pellets and can provide supplemental heating without the same firewood handling associated with a traditional wood stove.

They still require fuel, maintenance and electricity to operate certain components.

As with any heating appliance, condition and installation matter.

What About Propane?

Propane also appears in Nova Scotia homes.

It may fuel a furnace, fireplace, boiler, water heater, range or a combination of appliances.

If propane is part of the property, determine whether the tank is owned or rented and which appliances depend on it.

Again, the goal isn’t to decide that one fuel is universally better.

It’s to understand the system you’re inheriting.

Don’t Forget the Hot Water

Heating the house and heating your water are two separate questions.

A home may have heat pumps for space heating but use an electric hot water tank.

Another might have an oil fired system that also heats domestic water.

You may encounter propane, electric, indirect tanks or heat pump water heaters.

When you’re trying to understand the property’s energy use, ask about both.

Ask for Actual Energy History

One of the best things you can do is ask the seller for historical energy information when available.

That could include:

Electricity usage

Oil consumption

Propane usage

Wood consumption

But use those numbers as context, not a guarantee of what you’ll spend.

A retired couple who keeps the house at 18°C and spends January in Florida isn’t going to have the same energy use as a family of five working from home with the thermostat at 23°C.

Your habits matter.

So does weather.

Insulation Can Matter as Much as the Heating System

A beautiful new heat pump doesn’t magically fix a poorly insulated house.

When I’m thinking about heating efficiency, I also care about the building itself.

Windows.

Doors.

Insulation.

Air leakage.

Basement or crawl space.

Attic insulation.

Home size.

Ceiling height.

Layout.

A smaller well insulated home with an older heating system can sometimes surprise you.

So can a huge drafty house with brand new equipment.

Look at the whole building.

The Age of the Equipment Matters

A listing that says heat pump doesn’t tell you whether it was installed last year or fifteen years ago.

The same applies to furnaces, boilers and hot water tanks.

Ask about age.

Ask about maintenance.

Look for installation documentation when available.

And make sure your home inspector knows what systems are present.

What Happens During a Power Outage?

This is something rural buyers should think about.

Heat pumps and electric baseboards require electricity.

So do many modern heating systems, even if the fuel source itself isn’t electricity.

If you’re looking at a rural property where outages could be more disruptive, ask about backup plans.

Is there a generator panel?

A generator?

A wood stove?

Another heat source?

This becomes particularly relevant if the property also relies on a well pump.

No electricity can mean no heat and no running water, depending on the setup.

Which Heating System Should You Look For?

I wouldn’t choose a house based solely on one particular heating system.

Instead, I’d ask:

Is the home comfortable?

Is the system appropriate for the size and layout?

How old is the equipment?

What maintenance does it require?

What are the historical energy costs?

Is there backup heat?

Are there insurance implications?

Would I be comfortable operating this system?

And what upgrades might I want to make later?

That’s a much better way to evaluate it.

If You’re Moving From Outside Nova Scotia

Heating can be one of the bigger adjustments.

If you’ve lived somewhere where almost every home has the same basic heating system, Nova Scotia listings can look a little chaotic.

Don’t let that scare you.

Multiple heat sources aren’t automatically a sign that something is wrong.

Sometimes they’re simply the result of homeowners improving efficiency over time while keeping the original system as backup.

A house with electric baseboards, two heat pumps and a wood stove might sound complicated on paper.

In practice, the owners may use the heat pumps almost exclusively and light the wood stove when it’s particularly cold.

That’s why context matters.

Think About the Whole Cost of Owning the House

Purchase price gets most of the attention when people shop for homes.

But it’s only one number.

Property taxes.

Heating.

Electricity.

Insurance.

Water and septic.

Maintenance.

Transportation.

Those expenses collectively determine what the home actually costs you.

A slightly more expensive house with efficient systems and good insulation could potentially make more sense for your budget than a cheaper house requiring major energy upgrades.

This is why I want my buyers looking beyond the list price.

Buying a Home in Nova Scotia?

If you’re buying in Truro, Bible Hill, Colchester County, Cumberland County, Tatamagouche, Parrsboro, the North Shore or elsewhere throughout Northern Nova Scotia, we’ll look beyond the pretty kitchen and number of bedrooms.

I want you to understand the house you’re buying.

How it’s heated.

How it’s serviced.

What it may cost to operate.

And what questions we still need answered before you’re comfortable moving forward.

Because buying the right home isn’t just about loving it on showing day.

It’s about still loving the decision once you’ve lived there through February.

Buying Vacant Land in Nova Scotia: The Due Diligence Checklist I Wish Every Buyer Had

, , , , , , , , , , ,

Buying a piece of land in Nova Scotia can feel incredibly simple.

Find beautiful land. Make an offer. Build something amazing.

Except there can be a whole lot hiding between steps two and three.

I work with vacant land throughout Northern Nova Scotia, and if there’s one thing I’ve learned, it’s that two parcels that look almost identical on MLS® can have completely different development potential.

One has a surveyed building lot, driveway, power at the road and documentation supporting septic development.

The other has a gorgeous view and a whole lot of unanswered questions.

That doesn’t necessarily make the second property a bad purchase.

It just means we need answers.

If you’re considering buying vacant land in Nova Scotia, here are the things I want you investigating before you decide what that land is actually worth to you.

Vacant land for sale in Northern Nova Scotia

1. Start With Zoning

Before getting emotionally attached to a piece of land, figure out what you’re actually allowed to do with it.

Zoning and land use rules can affect whether you can build a home, operate certain businesses, add additional dwellings, create tourist accommodations or pursue other development plans.

And please don’t rely on:

“The neighbour did it.”

“The seller said it should be fine.”

Or my personal favourite:

“There’s lots of land, so I don’t see why not.”

Your intended use matters.

If you’re buying the land with a specific plan, verify that plan with the appropriate municipality or planning authority during due diligence.

2. Can the Property Actually Be Developed?

A 20 acre parcel does not necessarily give you 20 usable acres.

This comes up all the time.

Land can contain wetlands, watercourses, steep slopes, poor drainage, rock, flood prone areas or other physical characteristics that affect where development can realistically occur.

The number of acres is important.

The usable portion of those acres may be considerably more important.

This is especially true when you’re comparing large rural parcels.

Don’t buy acreage.

Buy usable acreage that works for what you’re trying to accomplish.

3. Investigate Septic Potential

If the property isn’t connected to municipal sewer, you’ll likely need an onsite sewage disposal system.

That means the land needs to be suitable for one.

Soil conditions, lot configuration, setbacks, slopes, watercourses and the location of your proposed development can all matter.

Nova Scotia regulates onsite sewage disposal systems, and installation generally involves qualified professionals and the appropriate approval or notification process.

If your entire plan depends on building a home, septic feasibility is not something I’d leave until after closing.

4. What About Water?

No municipal water?

Then we need a water plan.

Depending on the property, that may mean drilling a well or investigating an existing well.

Sometimes vacant land is marketed with an existing drilled or dug well.

Great.

Now let’s figure out what we actually know about it.

Is there documentation?

Where is it?

When was it installed?

Has it been used recently?

Has the water been tested?

What is known about quantity?

The existence of a pipe sticking out of the ground doesn’t automatically tell us everything we need to know about the water supply.

5. Road Frontage Is Not the Same Thing as Legal Access

This one matters.

How do you legally get to the property?

Does it front directly on a publicly maintained road?

Is access over a private road?

Is there a deeded right of way?

Who owns the road?

Who maintains it?

Who plows it?

Are there shared maintenance obligations?

Does the legal access actually reach the portion of the property you intend to use?

A road visible on Google Maps isn’t a substitute for understanding legal access.

6. Look at the Survey

If there’s a survey, I want to see it.

Surveys can help us understand boundaries, dimensions, rights of way, existing lots, roads and other important characteristics.

This becomes even more important when you’re looking at acreage that has already undergone subdivision work.

Sometimes a seller has already invested significant money into surveys, legal work, road development, driveways or creating approved lots.

That work can have real value.

But we need documentation showing what has actually been completed and what remains to be done.

7. Don’t Assume the Property Can Be Subdivided

This deserves its own section.

You find 60 acres and immediately start doing math.

“If I divide this into ten lots…”

Maybe.

But subdivision isn’t simply dividing acreage by your desired lot size.

Subdivision rules can involve minimum lot dimensions, road frontage, access, servicing, road standards and municipal or provincial approvals.

If subdivision potential is part of your investment strategy, investigate it before assigning future lot values to the property.

And if subdivision work has already been completed, find out exactly what stage it’s at.

There’s a big difference between:

“The owner explored subdivision.”

and

“These lots have been surveyed and approved.”

8. Check for Wetlands and Watercourses

That gorgeous marshy area may be beautiful.

It may also affect your development plans.

Nova Scotia regulates activities that alter wetlands and watercourses, so buyers should identify environmental features that could affect where and how they develop a property.

This doesn’t automatically mean land containing wetlands has no value.

It means you need to understand where those areas are in relation to your intended use.

Again, total acreage and usable acreage aren’t always the same thing.

9. Find Out Where the Power Is

“Power nearby” is one of those phrases I want to investigate further.

Nearby where?

At the property line?

Across the road?

Several hundred metres away?

If you’re planning to build far back from the road, bringing electrical service to your building site can become another development expense.

Nova Scotia Power can provide information about new electrical service, but costs and requirements depend on the specific project.

Don’t assume a utility pole visible from the property means your electrical connection will be inexpensive.

10. Think About the Driveway Before the House

Where will you enter the property?

Is there already a driveway or culvert?

Will you need approval for a new entrance?

How long will the driveway be?

What is the terrain?

Does drainage need to be addressed?

Will you need significant clearing, gravel or grading?

A long private driveway can be beautiful.

It can also represent a substantial portion of your site preparation budget.

If the seller has already installed driveways or road infrastructure, don’t overlook the value of that work when comparing the land with a completely raw parcel.

11. Waterfront Land Needs Extra Investigation

Waterfront land deserves its own layer of due diligence.

Look at shoreline access, erosion, coastal flooding, elevation and where a future building site would be located relative to the water.

And make sure we’re clear about the difference between:

Direct waterfront

Deeded beach access

A right of way

Water views

And a public beach nearby

Those aren’t interchangeable.

Nova Scotia also provides coastal hazard mapping and property specific Coastal Hazard Assessment Reports that can help buyers investigate potential coastal flooding and erosion.

If the ocean is the reason you’re buying the property, understanding the coastline should be part of the purchase.

12. Deeded Beach Access Needs to Be Read, Not Assumed

This is another one I see regularly in Northern Nova Scotia.

A property may have deeded access to a beach without owning waterfront.

That can be a fantastic feature.

But I want to know exactly what the deed says.

Where is the access?

How wide is it?

Who else can use it?

Does it run with the land?

Are there restrictions?

Is it pedestrian access only?

Can vehicles use it?

Don’t let the words “deeded beach access” be the end of the investigation.

They should be the beginning.

13. Check Restrictive Covenants

Zoning tells you what government regulations may permit.

Restrictive covenants can add another layer.

A subdivision might have rules concerning things like building size, architectural standards, mobile homes, RVs, commercial activity or other uses.

So even if zoning permits your plan, the property’s title may contain restrictions you also need to understand.

Your lawyer is an important part of this investigation.

14. Ask About HST

Please do not assume HST is or isn’t applicable to vacant land.

The tax treatment can depend on the seller and circumstances surrounding the transaction.

Sometimes HST may apply.

Sometimes it may not.

If the tax treatment isn’t clear, this is something to investigate with your lawyer, accountant or another appropriate tax professional before closing.

On a significant land purchase, that’s not a detail I want discovered at the last minute.

15. Financing Vacant Land Can Be Different

Buying vacant land isn’t always financed the same way as buying a house.

Some buyers purchase land with cash.

Others use different financing arrangements or larger down payments.

Financing can also depend on whether you’re purchasing a serviced building lot, raw acreage or land as part of a construction plan.

If financing is required, speak with your lender or mortgage professional before assuming the property fits your budget.

Your $150,000 land budget doesn’t help much if your financing strategy only works for a different type of property.

16. Find Out What Work Has Already Been Done

This can significantly affect value.

Has the property already been:

Surveyed?

Subdivided?

Cleared?

Graded?

Tested for septic?

Serviced?

Given approved driveway access?

Connected to municipal water?

Developed with roads?

Improved with culverts?

Provided with deeded beach access?

These things cost money.

A completely raw 20 acre parcel and a 20 acre parcel with substantial development work already completed should not automatically be valued the same way simply because they’re both 20 acres.

The work already completed can matter enormously.

17. Get a Lawyer Involved

Your lawyer isn’t just there to hand you the keys on closing day.

For vacant land, title and access can be particularly important.

Your lawyer can help investigate registered interests, rights of way, restrictive covenants, title issues and other legal matters affecting the property.

If there’s something in the deed that affects how you intend to use the land, I want to know before you’re committed to owning it.

18. Build Your Due Diligence Around Your Actual Plan

This might be the most important part of this entire article.

There isn’t one universal vacant land checklist.

If you’re buying a lot to build your forever home, our questions will be different from someone buying 70 acres hoping to subdivide it.

A buyer looking for waterfront land to build a cottage has different priorities from someone who wants agricultural land.

An investor has different questions again.

So before we investigate the property, I want to understand:

What are you actually trying to do with it?

Then we work backward.

Cheap Land Isn’t Always Cheap

A $40,000 parcel requiring extensive site preparation may ultimately cost more to develop than a $70,000 lot with a driveway, survey, septic work and services already in place.

That’s why price per acre can be incredibly misleading.

I’m much more interested in understanding what you’re getting for the money.

Acreage.

Usable land.

Access.

Services.

Development potential.

Waterfront.

Improvements.

Existing approvals.

Location.

Those things together tell us far more than acreage alone.

Buying Vacant Land in Nova Scotia?

I work with vacant land, acreage, waterfront property and development opportunities throughout Northern Nova Scotia, including Colchester County, Cumberland County, Tatamagouche and the North Shore, Parrsboro and the Fundy Shore.

Whether you’re looking for one beautiful building lot or acreage with subdivision potential, my approach is the same.

Figure out what you want the land to do.

Then investigate whether the land can actually do it.

Because the prettiest 50 acres in Nova Scotia aren’t much help if they don’t work for the reason you bought them.

Nova Scotia Property Taxes and the CAP: What Home Buyers Need to Know

, , , , , , , ,

Home in Nova Scotia explaining property taxes and the Capped Assessment Program

You’re looking at a house in Nova Scotia.

The listing says the property taxes are $2,800 a year.

Perfect. Add that to the budget and move on, right?

Not necessarily.

This is one of those pieces of Nova Scotia real estate that I really want buyers, especially buyers relocating here from another province, to understand.

The property taxes the current homeowner pays may not be what you pay after purchasing the property.

And one of the biggest reasons is something called the Capped Assessment Program, or CAP.

It sounds complicated.

It really isn’t once you understand what you’re looking at.

So let’s break it down.

First, How Are Property Taxes Calculated in Nova Scotia?

Your property tax bill involves two major pieces.

The property’s taxable assessed value and the municipal tax rate that applies to the property.

Property Valuation Services Corporation, better known as PVSC, assesses properties throughout Nova Scotia.

Your municipality then uses the applicable taxable assessment and its tax rates to calculate your property taxes.

That distinction is important.

PVSC determines property assessments.

Your municipality determines its tax rates and issues the tax bill.

What Is a Property Assessment?

A property assessment is not simply whatever you paid for the house.

PVSC assesses properties using market evidence and property characteristics.

For the 2026 assessment year, for example, assessed values reflect market value as of January 1, 2025 and the physical state of the property as of December 1, 2025.

That means your assessment isn’t necessarily a real time estimate of what your home would sell for today.

And your assessed value is not necessarily the same number used to calculate your property taxes.

That’s where the CAP enters the conversation.

What Is the Nova Scotia Capped Assessment Program?

Nova Scotia’s Capped Assessment Program limits how much the taxable assessment of an eligible residential property can increase from year to year.

For 2026, the CAP rate is 2.6%.

If a property qualifies, the taxable assessment used for property tax purposes may therefore be lower than the property’s current assessed market value.

This is why you might look up a property and see two different numbers:

Assessed Value

and

Taxable Assessed Value

They aren’t necessarily the same.

Here’s Where Buyers Need to Pay Attention

Let’s imagine you’re considering a house.

Its current assessed value is:

$450,000

But because the longtime owner qualifies for the CAP, its taxable assessed value is:

$275,000

The current owner’s property taxes may be calculated using that lower taxable assessment.

Then you buy the property.

You should not automatically assume your future property taxes will continue to be based on $275,000.

That’s the part buyers sometimes miss.

What Happens to the CAP When a Property Sells?

According to PVSC, the CAP is generally removed for the year following a sale to a non family member.

If the new owner meets the eligibility requirements, their CAP calculation can begin the following year.

In other words, the benefit accumulated by the previous owner doesn’t simply transfer to you.

This can create a noticeable difference between what the seller has historically paid in property taxes and what the new owner may eventually pay.

And that difference matters when you’re calculating the actual monthly cost of owning the home.

Does That Mean My Taxes Automatically Jump to My Purchase Price?

No.

This is another misconception worth clearing up.

Your purchase price and your assessed value are related to the real estate market, but they aren’t automatically the same number.

PVSC conducts assessments using a mass appraisal process based on market evidence and property characteristics.

So if you pay $500,000 for a house, that doesn’t mean someone simply changes the assessment to $500,000 the next morning.

What matters for tax purposes is the applicable taxable assessment and the municipality’s tax rates.

A Simple Example

Let’s keep the math intentionally simple.

Imagine two identical homes beside each other.

Both currently have an assessed value of $400,000.

Home A has been owned by the same eligible owner for many years and has a capped taxable assessment of $250,000.

Home B does not currently have that same capped taxable assessment and is taxable at $400,000.

Even though the homes have the same assessed value, their property tax bills could be very different.

Now imagine you’re buying Home A.

Looking only at the seller’s existing tax bill could give you a misleading picture of your future ownership costs.

That’s why I want to look at both numbers.

How Can You Check a Property’s Assessment?

This is one of my favourite free due diligence tools.

PVSC provides an online property search that allows you to search by civic address.

Depending on the property information available, you can see things such as:

The current assessment

The taxable assessed value

Assessment history

Property characteristics

Land size

Previous sale information

When I’m helping a buyer evaluate a property, this is one of the places we can look for additional context.

Does Every Property Qualify for the CAP?

No.

There are eligibility requirements.

Generally, eligible properties include qualifying residential properties owned for at least a year, with at least 50% ownership by Nova Scotia residents.

There are additional rules and exceptions, including different treatment for certain condominiums, new construction and transfers between qualifying family members.

So I would never assume a property qualifies simply because it’s someone’s home.

If CAP eligibility matters to your financial planning, verify it.

What If I’m Moving to Nova Scotia From Another Province?

Pay particular attention to this section.

CAP eligibility includes a Nova Scotia residency requirement.

PVSC states that an eligible property must be at least 50% owned by a Nova Scotia resident.

That doesn’t mean you shouldn’t buy a property if you’re moving here.

It means residency and timing can affect CAP eligibility, and it’s something worth understanding rather than assuming.

If you’re relocating, talk to the appropriate professionals about how your particular timing and ownership situation may affect you.

Property Tax Rates Also Depend on Where You Buy

Here’s another reason comparing two Nova Scotia properties based only on purchase price doesn’t tell you everything.

Municipalities set their own property tax rates.

That means a home in Truro can have a different applicable rate structure from a property elsewhere in Colchester County.

The same applies as you move through Cumberland County and other municipalities.

Services can also differ.

One property might have municipal water and sewer.

Another might have a private well and septic system.

One might receive certain municipal services that another does not.

Location affects more than your commute.

It affects the financial structure of owning the property too.

Don’t Forget About Deed Transfer Tax

This is separate from your annual property taxes, but it’s another number buyers should have on their radar.

Many Nova Scotia municipalities charge a deed transfer tax when a property changes ownership.

The applicable rate depends on the municipality.

For example, the Town of Truro increased its deed transfer tax rate to 1.5% in 2025.

On a $400,000 purchase, a 1.5% deed transfer tax would equal:

$6,000

That’s a closing cost, not an annual property tax.

And it’s exactly the kind of number I want buyers to know about before they’re sitting in their lawyer’s office preparing to close.

Why This Matters When You’re Comparing Homes

Imagine you’re deciding between two houses.

House A costs $425,000.

House B costs $450,000.

At first glance, House A seems obviously less expensive.

But then we look deeper.

Different tax rates.

Different taxable assessments.

Different heating systems.

One has municipal services.

One has a well and septic.

One needs considerably more commuting.

Suddenly that $25,000 difference in purchase price isn’t the entire story.

This is why I encourage buyers to think in terms of total ownership cost, not simply purchase price.

What Should Buyers Do Before Making a Decision?

When you’re seriously considering a Nova Scotia property, look at:

The current assessed value.

The current taxable assessed value.

Whether the current owner appears to benefit from the CAP.

The applicable municipal tax rate.

Whether the property is likely to meet CAP eligibility requirements after your purchase.

Any applicable deed transfer tax.

And the other major costs associated with owning that specific property.

You don’t need to become a Nova Scotia property tax expert.

That’s what the professionals around you are for.

But you should understand enough to know which questions need to be asked.

One Number on an MLS® Listing Doesn’t Tell the Whole Story

This is really the takeaway.

When you see property taxes listed on a home for sale, treat that number as information about what is happening currently.

Don’t automatically treat it as a guarantee of what you’ll pay indefinitely.

Especially when there is a significant difference between the property’s assessed value and taxable assessed value.

A little research before buying can prevent a very unpleasant surprise later.

And I will take boring due diligence over an expensive surprise every single time.

Thinking About Buying a Home in Nova Scotia?

If you’re relocating to Nova Scotia or buying somewhere throughout Truro, Bible Hill, Colchester County, Cumberland County, Tatamagouche, Parrsboro, the North Shore or Northern Nova Scotia, I’m happy to help you make sense of more than the listing price.

We’ll look at the property, the location, the numbers and the lifestyle you’re actually buying.

Because my job isn’t to convince you to buy a house.

It’s to help you understand what you’re buying so you can make a decision you feel good about.

Strategic Guidance. Genuine Care.

Buying Waterfront Property in Nova Scotia: 12 Things I Want My Buyers to Check First

, , , , , , , ,

Waterfront property along the Nova Scotia coastline

There’s something about pulling into a property, getting out of the car and seeing the ocean.

I get it.

I love it too.

And in Northern Nova Scotia, we have some absolutely incredible waterfront and coastal properties.

But when I’m helping someone buy one, particularly a buyer relocating to Nova Scotia, I want us to look at more than the view.

Because “waterfront” doesn’t tell me nearly enough.

Is it actually waterfront?

Can you get down to the water?

What happens during a major storm?

Is the shoreline changing?

Can you insure it?

Can you build where you want?

Does your deed actually give you the access you think you’re buying?

These aren’t reasons to be afraid of waterfront property.

They’re reasons to understand it.

Here are 12 things I want my buyers investigating before purchasing waterfront or coastal property in Nova Scotia.

1. First, What Kind of “Waterfront” Are We Talking About?

Waterfront.

Oceanfront.

Water view.

Deeded beach access.

Right of way to the water.

Across the road from the beach.

These descriptions can sound similar when you’re scrolling listings, but legally and practically they can mean very different things.

A property with 300 feet of direct shoreline is not the same thing as a property with deeded access over someone else’s land.

And neither is necessarily better.

You may actually prefer the lower maintenance of having beach access without owning the shoreline.

The important part is knowing exactly what you’re buying.

If access to the water is important to you, we need to understand how that access exists and whether it transfers with the property.

2. Can You Actually Get to the Water?

This sounds almost ridiculous.

You’re buying waterfront. Obviously you can get to the water.

Except…not always.

Some waterfront parcels have steep banks, cliffs, marshy shoreline, heavy vegetation or significant tidal changes.

A gorgeous elevated view may come with difficult physical access to the shore.

On the other hand, a gently sloping property may lead directly onto a beautiful beach.

Neither is inherently better.

It depends on why you’re buying waterfront in the first place.

If your dream involves carrying a kayak to the water every morning, let’s make sure that’s actually practical.

3. Check Coastal Flooding Risk

This has become an increasingly important part of purchasing coastal property in Nova Scotia.

The Province has developed a Coastal Hazard Map that allows buyers and property owners to investigate potential coastal flooding and erosion.

It includes information related to current conditions as well as future scenarios.

I would rather have this information before buying than discover after closing that the beautiful low lying portion of the property has a risk we never investigated.

A map isn’t a substitute for professional advice or a property specific investigation, but it gives us another tool for asking better questions.

4. Look at Erosion, Not Just the Current Shoreline

Today’s shoreline doesn’t necessarily tell you what the shoreline looked like 20 years ago or what it may look like in the future.

Look for signs of erosion.

Is the bank exposed?

Are trees falling toward the water?

Is there a seawall?

What condition is it in?

Are neighbouring properties experiencing erosion?

How close are the house, well, septic system, driveway or other structures to the shoreline?

Nova Scotia’s own coastal buying guidance specifically recommends considering erosion history, the distance between structures and an eroding coastline, shoreline vegetation and existing shoreline protection.

Those are questions worth asking.

5. Use Nova Scotia’s Coastal Hazard Tools

This is one resource I particularly want relocation buyers to know exists.

Nova Scotia offers a Coastal Hazard Assessment Report that can provide information about potential coastal flooding and erosion for a specific coastal property.

And it’s currently available at no cost.

There is also an online Coastal Hazard Map.

If I’m buying a significant waterfront property, I want as much property specific information as reasonably available to me.

Beautiful view?

Absolutely.

Data too, please.

6. Find Out What’s Happening With the Well and Septic

A lot of waterfront homes in rural Nova Scotia have private wells and septic systems.

Where are they located relative to the shoreline?

How old is the septic system?

Where is the field?

Is there documentation?

Has the well water been tested?

Is there enough usable land if a septic system ever needs repair or replacement?

This becomes particularly important on smaller waterfront lots where your options may be more physically constrained.

The house isn’t the only thing that needs enough safe, usable land.

7. Understand the Tides

If you’re moving from somewhere without significant tides, welcome to Nova Scotia. 😂

The shoreline you see at 2 p.m. may look very different several hours later.

This is especially important around the Bay of Fundy, where tides are a defining part of the landscape.

A beach can change dramatically between high and low tide.

A boat access point that looks perfect at one point in the day may be something entirely different at another.

If using the water matters to you, don’t just look at it once.

Understand how it behaves.

8. Don’t Assume You Can Build Whatever You Want Near the Shore

Buying waterfront land does not automatically mean you can build your dream home exactly where you want it.

Municipal land use rules, setbacks, environmental considerations, lot characteristics, septic requirements and coastal hazards can all affect development.

This is particularly important with vacant land.

If you’re buying because you envision a house, cottage, additional unit, garage or rental accommodation, investigate whether that plan is realistic before committing.

“I own the land” and “I can build this here” are two different statements.

9. Get an Insurance Quote Before You Fall Too Far in Love

Waterfront homes can have different insurance considerations from inland properties.

Exposure to coastal weather, flooding risk, the age and construction of the home, heating systems, seasonal occupancy and other characteristics can affect insurance.

If obtaining satisfactory insurance is important to your purchase, deal with it during due diligence.

I don’t want your first serious conversation with an insurer happening three days before closing.

10. Think About the Property During a November Storm, Not Just an August Sunset

This might be one of my favourite waterfront buying tests.

It’s incredibly easy to fall in love with coastal Nova Scotia on a beautiful summer afternoon.

But what does the property look like when the wind is coming off the water in November?

How exposed is it?

Are there mature trees near the house?

How does water drain?

Is the driveway vulnerable?

Is there backup power?

Is the home seasonal or properly winterized?

What is access like after a storm?

You don’t need to be scared of coastal weather.

You just need to buy with your eyes open.

11. Understand What You’re Responsible for Along the Shoreline

Owning waterfront doesn’t mean you can automatically alter the shoreline however you want.

If you’re dreaming about building a large wharf, adding fill, constructing shoreline protection or significantly changing the coast, investigate the applicable rules first.

Nova Scotia notes that work below the ordinary high water mark can require permits and may involve additional complexity.

So if a particular waterfront improvement is essential to your plans, make it part of the investigation before purchasing rather than assuming permission will come afterward.

12. Ask Yourself Why You Want Waterfront

This one isn’t legal or technical.

It’s probably the most important question on the list.

What are you actually picturing?

Swimming?

Boating?

Kayaking?

A beach for the kids?

Watching sunsets?

Privacy?

An investment property?

A cottage?

Retirement?

A view from your kitchen window?

Because different waterfront properties deliver completely different lifestyles.

Someone who wants to launch a boat has different priorities from someone who wants a sandy beach.

Someone looking for an investment property may care about completely different things than someone looking for their forever home.

Don’t buy the word waterfront.

Buy the property that gives you the waterfront lifestyle you actually want.

Waterfront Property Isn’t One Category

This is what makes searching for waterfront real estate in Nova Scotia so interesting.

I’ve worked with properties overlooking the Bay of Fundy, properties along the North Shore, deeded beach access properties, oceanfront acreage and homes where the view itself is arguably one of the biggest features.

They’re all different.

And that’s why I don’t think buying waterfront should be approached with a generic checklist alone.

We start with the dream.

Then we investigate the reality.

If those two things line up, that’s when a property gets really exciting.

Thinking About Buying Waterfront Property in Nova Scotia?

I work with buyers and sellers throughout Northern Nova Scotia, including Truro and Colchester County, Tatamagouche and the North Shore, Cumberland County, Parrsboro and the Fundy Shore.

Waterfront, rural properties, land and relocation are a significant part of the work I do.

If you’re searching from outside the area, you don’t need to have the exact community figured out first.

Tell me what you want to do when you walk out your back door.

Beach?

Boat?

Kayak?

Privacy?

A ridiculous ocean view with your morning coffee?

That’s where we start.

Then we’ll figure out which part of Nova Scotia makes sense for you.

Moving to Truro, Nova Scotia: What It Actually Costs to Live Here in 2026

, , , , , , , ,

Truro Nova Scotia and surrounding Colchester County

So you’ve been looking at houses in Truro and thinking…

Wait. I can actually get THAT for my budget?

If you’re considering moving to Truro, Nova Scotia from Halifax, Ontario, Alberta, British Columbia or somewhere else entirely, housing is probably one of the reasons Truro landed on your radar.

But the price of the house is only one part of figuring out whether a move actually makes financial sense.

What about property taxes?

Heating?

Electricity?

Water?

Transportation?

And what expenses might be different from where you’re living now?

Let’s talk about what it actually costs to live in Truro in 2026 and, just as importantly, the things I’d want you to consider before deciding whether Truro is right for you.

First: Where Exactly Is “Truro”?

This sounds obvious, but it’s important when you’re searching for real estate.

People often use “Truro” to describe much more than the actual Town of Truro.

There’s Truro itself, but immediately surrounding it you’ll find communities such as Bible Hill, Valley, Salmon River, North River and Onslow, along with many other communities throughout Colchester County.

You can drive a relatively short distance and go from an in town home with municipal services to a rural property with acreage, a private well and septic system.

That means two properties that both appear to be “in the Truro area” can have very different taxes, services and ongoing costs.

It’s one of the first distinctions I explain to relocation buyers.

What Does Housing Cost in Truro?

There isn’t one useful number I can give you here because the Truro area has an enormous range of housing.

You’ll find everything from older starter homes and mini homes to newer subdivisions, rural properties with acreage, income properties and higher end homes.

The better question isn’t:

“What’s the average house price in Truro?”

It’s:

“What can my actual budget buy me in the Truro area?”

That’s where things get interesting.

Someone who wants to walk downtown may be looking at a completely different housing stock than someone who wants five acres, a garage and no neighbours.

And someone willing to live 10 or 15 minutes outside town can open up another set of possibilities altogether.

This is why I usually recommend that relocation buyers start with lifestyle before neighbourhood.

Tell me what you want your everyday life to look like, and then we can figure out which communities make sense.

Property Taxes in Truro

Property taxes deserve more attention than they usually get when people compare homes.

If you’re purchasing within the Town of Truro, your property taxes are based on the property’s assessed value and the applicable municipal tax rates.

But don’t simply look at what the current homeowner pays and assume your future bill will be identical.

Nova Scotia has a Capped Assessment Program, commonly called the CAP, which can limit increases in taxable assessment for eligible homeowners.

A sale can affect that capped assessment.

That means the current owner’s tax bill isn’t necessarily a reliable prediction of what you’ll pay after purchasing.

When we’re comparing properties, I want to look beyond the listing’s current tax number and understand the assessment as well.

Electricity

Nova Scotia Power’s standard residential rate changed May 1, 2026.

The standard residential base charge is currently $20.08 per month, plus an energy charge of 19.128 cents per kilowatt hour.

Your actual bill will obviously depend on how much electricity you use.

And this is where the house itself matters.

A home heated primarily with electricity will have a very different consumption profile from a house using oil, propane or wood as its primary heating source.

Two houses with the same purchase price can have substantially different operating costs.

Heating Costs Can Vary A LOT

If you’re moving to Nova Scotia from somewhere with natural gas everywhere, our heating systems may take some getting used to.

Around Truro, you’ll encounter homes heated with:

Heat pumps

Electric baseboards

Oil

Propane

Wood

Pellet stoves

Hot water systems

Forced air systems

And plenty of homes using a combination of more than one.

That’s why I don’t love generic online estimates saying, “It costs X dollars per month to heat a house in Nova Scotia.”

Which house?

How old is it?

How well insulated is it?

How many square feet?

What’s the heating system?

How warm do you keep it?

Does it have heat pumps?

There are too many variables.

When possible, ask for historical heating or utility information for the actual property you’re considering.

That tells us considerably more than a provincial average ever could.

Water and Sewer

If you purchase a property within an area serviced by municipal water and sewer, you’ll have those municipal utility costs to consider.

The Town of Truro currently bills water using a base meter charge plus consumption.

For example, the current quarterly base charge for a standard 5/8 inch meter is $63.44, with consumption charged separately.

Move outside serviced areas, though, and things change.

Your property may instead have a private well and septic system.

You won’t receive the same municipal water bill, but maintenance of those private systems becomes your responsibility.

Neither option is automatically better.

They’re simply different costs of ownership.

Transportation Is Something Relocation Buyers Should Think About

One of the advantages of Truro is that you can live surprisingly close to most of your everyday necessities.

But your transportation costs will depend heavily on where you choose to live.

If you live in town, you may be close to groceries, schools, restaurants, recreation and services.

Choose a rural property 20 or 30 minutes away and you’ll probably be driving considerably more.

That’s not necessarily a downside.

For plenty of my clients, having acreage, privacy or a beautiful rural setting is exactly why they’re moving here.

Just account for fuel, vehicle maintenance and winter driving when comparing lifestyles.

What About Commuting to Halifax?

This comes up constantly.

Some buyers choose the Truro area because they want to remain within reach of Halifax without necessarily living in Halifax.

Before doing that, I’d think carefully about how often you actually need to commute.

A trip you make once a week feels very different from a trip you make five days a week.

If you’re remote or hybrid, Truro can create an interesting middle ground between small town living and access to Halifax.

But don’t choose your home based only on kilometres.

Think about what your actual week looks like.

Home Insurance

Insurance costs vary based on the property.

Older electrical systems, oil tanks, wood stoves, rural locations, waterfront exposure, outbuildings and other property characteristics can affect the cost or availability of coverage.

Get an insurance quote for the actual property during your due diligence period.

Don’t assume the beautiful 150 year old home will insure exactly like the 2018 bungalow you also viewed.

It probably won’t.

Winter Costs

Yes, we need to talk about winter.

Your winter budget may include things like:

Snow removal

Heating fuel

Higher electricity consumption

Winter tires

Driveway maintenance

Generator fuel or backup power

The importance of each changes depending on the property.

A house on a municipal street with a short paved driveway is one thing.

A rural home with a 500 foot gravel driveway is another.

This is another reason I encourage buyers to evaluate the whole property rather than simply the house.

Internet and Working From Home

If you’re relocating while keeping a remote job, internet should be part of your property search from day one.

Don’t assume every property surrounding Truro has identical service.

Check what’s available at the specific address before committing if reliable high speed internet is essential to your work.

This becomes increasingly important as you move into rural Colchester County.

What Do You Actually Get for the Money?

This is where I think Truro becomes really interesting.

Your housing search doesn’t have to stop at the town boundary.

Within the broader Truro and Colchester County area, you can choose between an in town lifestyle, established residential neighbourhoods, newer subdivisions, rural acreage and communities where you’re only a relatively short drive from Truro’s amenities.

For relocation buyers, that creates options.

Maybe you don’t need to compromise on the garage.

Maybe having a yard isn’t unrealistic.

Maybe the home office and guest room can actually be separate rooms.

Maybe you’d rather spend less on the house and have more room in your budget for travel, renovations or simply living your life.

That’s the conversation worth having.

Is Truro, Nova Scotia Affordable?

“Affordable” is relative.

Someone moving from a much more expensive Canadian housing market may look at Truro prices very differently from someone who has lived in Nova Scotia their entire life.

And housing affordability isn’t just about the purchase price.

Your mortgage, taxes, heating, utilities, insurance, transportation and maintenance all matter.

So rather than telling buyers that Truro is “cheap,” I’d describe it differently:

Truro can offer buyers housing and lifestyle options that may be difficult to find at the same price point in larger Canadian markets.

Whether it’s affordable for you depends on your own income, lifestyle, debt and priorities.

Is Truro a Good Place to Live?

That depends on what you want.

If your dream is living in the middle of a huge metropolitan city, I’m probably not going to convince you that Truro is the same thing.

Because it isn’t.

That’s kind of the point.

But if you want a smaller community with everyday amenities, access to rural Nova Scotia, proximity to outdoor recreation and the ability to choose between town and country living without being completely disconnected from larger centres, Truro deserves a look.

And don’t overlook the communities surrounding it.

Sometimes the property that makes someone fall in love with “Truro” isn’t technically in Truro at all.

Thinking About Moving to Truro, Nova Scotia?

If you’re considering relocating to Truro, Bible Hill or somewhere else in Colchester County, you don’t need to know exactly where you want to live before reaching out.

That’s part of what I help with.

Tell me what you’re hoping to spend, what you want your everyday life to look like and what matters most in a property.

Then we can start narrowing down which communities actually fit.

Because finding the right home isn’t just about finding something you can afford.

It’s finding a place where the numbers and the lifestyle make sense.
